Spanish Fork Happenings


April 2021

Intermountain Spanish Fork Hospital opens April 5th.  If you missed my live tour, check out my Facebook page for a few videos of the inside.  The new hospital will feature Emergency Care, Lab Services, Surgical Services, Women’s & Newborn Services, Imaging Department, Infusion Services, Physical Therapy and Rehabilitation Services, and a Medical/Surgical Unit. The current IHC Instacare will move from their Springville location to this hospital.  The address is 765 E Market Place Drive.

R&R BBQ is planning to be open by May 7th and is located next to In N Out Burger.

Super Chix opened March 31st and is located at 583 E 1000 N (between Costa Vida and Kneaders).  They feature fried chicken, clean eating, and gluten-free items.

Spanish Fork City is having a 2021 Spring Cleanup with dumpsters placed at 5 locations from April 26-May 8.  Check out Spanish Fork city’s website for more information.

Old Navy is currently being built between TJ Maxx and the new hospital.  No word on when they will open but I’ll keep you posted.

The Spanish Fork Salem Chamber of Commerce is having their “Egg-Stravaganza” drive-thru event at the Sports Park on April 3rd from 9-10:30am for kids 10 and under.  Come see me and grab some goodies for your kids.  Check out the Spanish Fork Salem Chamber of Commerce website for all the details.

The pressurized irrigation system will be turned on around April 15th.  Be sure to have your valves off before the city turns the system on to avoid flooding.

As you’re probably aware, the real estate market is unbelievable. The demand outweighs supply and you’re seeing it everywhere.  Buyers are paying over asking on every home...new builds, existing homes, everything.  There are no wait lists anymore for new construction.  You have a “starting bid” and go up from there (up meaning $15-60k over the start price).  Like I said, unbelievable.  But it isn’t always the highest offer than wins on existing homes.  There are strategies and negotiations that are winning out over “highest and best”.  A great agent will help you navigate this highly competitive market and educate you on what to expect.  Who you choose matters and making the wrong choice could cost you thousands.  If you’d like to know more, contact me through social media or call me.  



March 2021

Spanish Fork Hospital will open for patient care on April 5, 2021.  This 33 bed facility sits on 45 acres that features an emergency room, women and newborn services, infusion, lab, and surgical services.  The address is 765 E Market Place Drive.

Del Taco is opening March 8th and will be open 24 hours.  They are located at 804 W Spanish Fork Parkway in the Neighborhood Walmart shopping center.

Marco's Pizza recently opened next to Del Taco and they deliver locally.

Iceberg Drive Inn installed a "Coming Soon" sign in the same development as Del Taco and Marco's pizza. They have not broken ground yet.

Maverik has started building their gas station on the corner of 800 N and Highway 6.

GOAT Haircuts is opening soon and is located at 1276 N Canyon Creek Parkway.   

The Sharp-Tintic Railroad Connection Project is on the Utah Transportation Authority’s radar.  Their plan is to implement this connection before 2030.  This project will build approximately 7,000 linear feet of new railroad tracks connecting the Sharp and Tintic Railroad corridors within the Cities of Springville and Spanish Fork, Utah. This connection will enable key public transit objectives while improving local community accessibility and safety.  Eventually they will connect Frontrunner to Payson on this line. There are many housing developments coming to Spanish Fork in the near future.  As you know we have a housing shortage (estimated to be 50k short!) and new and existing homes are hard to come by.  Gone are the days of paying asking price for either one.  You will have to offer more than asking, likely get into a bidding war, and need to come up with some creative ways to get your offer accepted.  This is our reality in Utah.  Low interest rates give everyone more purchasing power (less money going towards interest and more towards principal).  Add on low inventory and companies now allowing people to work from anywhere due to COVID and you have the perfect storm for a tough housing situation. 

So what can you do?  First you need to get pre-approved and see where you stand financially.  I can recommend lenders that work beyond 9-5 which is desperately needed in this wild market.  Second, you need to hire the right agent that will work tirelessly to get you into a home as soon as it hits the market.  It is imperative that you hire a local agent to where you want to buy.  When a home is listed, you need to see it that day because it will be sold the next day.  We can work together to get the right contract written up to put you in a great position.  As a seller, it is even more confusing what to do with 10-15 offers on your home.  Don’t go it alone.  There are so many parts to a real estate purchase and determining which offer works best for you!  I’m happy to give you a comparative market analysis of your home and meet with you regarding the next step.  Give me a call before the prices and interest rates go up even more.  

February 2021

Hobby Lobby is having their Grand Opening February 8th (can’t get a total confirmation of this).  They have been really good at keeping the details secret.  Look for more information to be released soon.  The new building is located at 1304 N Canyon Creek Pkwy between Super Walmart and Lowes.

Mountain America Credit Union owns the land at 1308 N Canyon Creek Pkwy.  It is the corner lot in the same shopping center as Hobby Lobby.  Directly across the street at 1351 N Canyon Creek Pkwy, America First Credit Union owns that piece of land.  They have not built anything on either lot so we’ll wait and see what happens. 

The old Shopko building has temporarily turned into a COVID-19 vaccination clinic.  The facility is currently servicing about 1,000 people per day, as the number of available COVID-19 doses allows.  Visit the Utah County Health Department website for more details or call 801-861-HELP (4357).

You may have missed the announcement that Spanish Fork City is changing the garbage schedule on February 15, 2021.  Go to Spanish Fork City’s website and click on their main page “Garbage & Recycling” for more information.

Let’s talk about real estate for a minute.  Interest rates are low and housing inventory is even lower! Many qualified buyers are having great difficulties finding a home and are most likely getting into a bidding war and paying over asking for a home.  This is the way the market is in Utah and it doesn’t show any signs of slowing down.  Utah has the #1 economy in the nation and business and buyers are flocking to our state.  Couple that with low interest rates and an already low inventory and you create the perfect storm that we’re seeing now.  There are new homes being built but not fast enough and many have LONG wait lists.  There are a few builders that do not have wait lists right now and I’d love to help you secure a lot.  Call me and lets get a move on it because they sell out quickly!

January 2021 

Pedi & Mane recently opened at 1246 Canyon Creek Drive.  They specialize in esthetics and hair services. 

The Walmart Neighborhood market has a development going in between the store on 2550 E and Highway 6.  So far we know that: 

✅ Del Taco ✅ Marcos Pizza ✅ Subway ✅ Sip-N ✅ IceBurg Drive in are all going to be in that development.  

Jiffy Lube and Golden West Credit Union are also rumored to be coming as well.  As soon as I can confirm it, I will post about it. 

Shopko has been clearing out the inside of the store to house some temporary storage. 

Hobby Lobby is scheduled to have their grand opening mid-February.  Look for announcements and more information in the coming weeks.  Hobby Lobby is located between Lowe’s and Super Walmart at 1304 N Canyon Creek Drive. 

Adventure Heights All Ability Park, the Spanish Oaks Reservoir, and the mountain bike trails are closed for the season until February 28, 2021. 

Spanish Fork City will pick up Christmas Trees until January 22nd.  Trees must be free of decorations and be at the curb after you submit your request through the city.  Visit the city’s website for more info at www.SpanishFork.org.

December 2020

Salsa Madre is having their grand opening on Friday, December 4th at 10am.  They are located at 762 E 800 N.

The old Main Street LDS church building (80 S Main) is being torn down to make way for the new library.  The library is expected to be completed in the Summer of 2022.  To see a live camera of the work site, check out Spanish Fork City's website.

The annual lights parade was modified so that you can check them out all through December.  For a map and more information, visit Winter Lights Reverse Parade Information - Downtown on Main (dtonmain.com)

The annual Festival of Lights is going on now and runs through Jan 1.  It is open 6-10pm every night and costs $8 per car.

Doc Brundy’s announced on their Facebook page that they would be reopening this month under the new name Doc Brundy’s Café & Luxury Lanes.  No information on an exact date.

Spanish Fork’s annual Winter Lights Parade will still happen this year but it will look slightly different.  Due to COVID-19, the parade will be in “reverse”.  Businesses will have a lights display and you can drive around and see them from November 27th through December.  There will be more information and a map available at www.dtonmain.com

Holiday Oil is opening this month as well.  They will feature a convenience store and car wash in addition to gas pumps.  They are located on the corner of Spanish Fork Parkway (2550 E) and Highway 6.

The Utah Department of Transportation is asking for public comments on a proposed new interchange on I-15 at 1600 S in Springville/2700 N in Spanish Fork.  For more information go to http://www.udot.utah.gov/i15springvillespanishfork

Swig has begun construction and hopes to be completed before January 2021.  They are located directly behind Café Rio in the VASA parking lot.

Spanish Fork Happenings

September 2020

Del Taco has submitted a site plan for 804 S Spanish Fork Parkway (next to the neighborhood Walmart).

A traffic light is being installed on 600 E and Canyon Road and should be completed by the end of September.

Beans and Brews is opening in the Super Walmart shopping center.

Construction is beginning on the land located at 1400 E and Canyon Road (across from the new All Abilities Park). There will be 36 homes in the Gage Canyon subdivision and 53 homes in the Heritage Farms subdivision.

Riverbridge Event's Center just broke ground at 1225 S Main Street and will be a venue for weddings, receptions, and other life events. The owner is Ashley Shepherd of Shep’s Culinary Creations.

The new parking lot and bathrooms are almost complete at the river trail on Poplar Lane. It will also have access directly into the river for kayaking and tubes.

The roundabout at 4th North and Hwy 51 should be completed by mid-September.

The All-Abilities Park on 1321 E Canyon Road is having their grand opening on Saturday, September 12th from 10am-12pm. You need tickets to attend the opening and they can be found on Spanish Fork City's FB page. The park is designed to have something for everyone, regardless of physical ability or disability.

Spanish Fork Happenings

August 2020

 Level Up Batting Cages opened on August 1st at 1094 N Market Place Drive. They specialize in pitching lessons, hitting lessons, and other specialties in addition to batting cages.

The Spanish Fork Farmers Market is running every Saturday from 8am-1pm between Main Street and 1st West.  They recommend: 1-2 members per household, wearing a mask, and one flow of direction only.  The market runs until October.

Construction on the intersection of 8th East and 8th North will start August 10th.  Be aware of delays and try to find an alternative route.  See previous posts about the High T intersection coming to alleviate the congestion with In N Out opening soon.

Station 62 on Canyon Road and 2550 East will be opening in September.  More info to come as we get closer.

The All Abilities Park was scheduled to open for Fiesta Days but was delayed due to COVID-19.  Many amenities are installed at the park and they are just finishing up.  The grand opening celebration will be scheduled in early September with a soft opening for special needs families first.  Follow my page for updates!

July 2020

Site plans have been submitted with Spanish Fork city for Swig and R&R BBQ.

Swig's location will be 732 N 800 E (in the VASA parking lot behind Cafe Rio).

R&R BBQ's location will be 852 N 700 E (directly west of In-n-Out). It will feature a drive through.

The Barn Farmers Market will be built at 421 S Main Street. They have also submitted a site plan with the city.

Holiday Oil has started construction on the gas station, convenience store, and car wash. It is located on the corner of HWY 6 and Spanish Fork Parkway (previously the Olsen's sheep farm).

The Intermountain Hospital was originally set to open in October 2020 but has been pushed back to April 2021 due to COVID.

Spanish Fork Happenings

June 2020 

The new 7-11 gas station and convenience store is having their Grand Opening on July 1st. They are located on the corner of Main Street and Canyon Road.

Spanish Fork's Fiesta Days Rodeo is happening July 20-24th.  It will be slightly different if we are still in the "yellow phase".  See link below for more information.

The All-Abilities Park is still under construction and is moving closer to completion.  It was scheduled to be finished for Fiesta Days but due to some delays related to COVID-19, they are hoping for a mid-August opening. The park is located at 1225 E Canyon Road.

In Santaquin news, Orchard Days is having their rodeo on July 25-August 1st.  Macey's, Ace Hardware, Arctic Circle, and Beans and Brews is opening this month.

There are LOTS of new businesses and developments in the works.  As soon as I can announce them, I'll post them to my Shelly Jamison Realtor Facebook page.  I encourage you to follow along so you don't miss anything!  Spanish Fork is growing and there is a lot to be excited about!  If you think I missed something, it might be in a previous Spanish Fork Happenings post.

Spanish Fork Happenings

May 2020 

7-11 is scheduled to open at the end of this month on the corner of Canyon Road and Main Street 

Sophos Survival has opened on 244 N Main Street.  They specialize in emergency preparedness and self-reliance supplies.

The state has started the expansion of center Street at highway 6.  The pumps at Fast Gas will be relocated to accommodate the widening of the road.  There will also be a pedestrian tunnel under HWY 6 to allow for an easier crossing of that busy intersection.

The city is continuing to offer their "Stay Safe, Stay Home, Clean Up" initiative with dumpsters in 5 locations until May 11th.  It is free to dump unwanted items that you would normally put in your garbage bin.  Please do not dump hazardous chemicals. Check out the city's website for more information. 

The intersection at 800 N and 800 E is being reconfigured as they build the In N Out shopping area.  It will be a "High T Intersection" similar to the one by Kneaders.  It will also be programmed to work in conjunction with the highway 6 traffic light so there will not be traffic backed up into that intersection.  See the picture below for more information.

UDOT and SF city are changing the intersection of highway 51 and 400 N to a roundabout.  Construction will start at the end of this month and should be completed before the end of August. 

The intersection of highway 6 and 800 N will be expanded as you drive westbound down the hill towards I-15.  Right now there are two lanes that go west through the light on highway 6.  It will expand to 3 lanes through the light and a 4th lane to turn right from the highway onto 800 N (or Expressway Lane) by McDonalds.  No word on when that project will begin.

In other surrounding cities, Maverik gas station has opened in Mapleton at 1600 S and the old Mapleton highway.  In Santaquin, Macey's grocery was announced and is currently being built.

I take a lot of time to keep current on what's happening in Spanish Fork.  I spend even more time keeping tabs on what is happening in the real estate market in Utah and specifically Utah Valley.  COVID-19 had temporarily slowed the market (less showings while rules were implemented for everyone's safety).  But since the middle of April, showings have spiked once again and the market is stabilizing.  There is still a shortage of homes in Utah.  If you are struggling to make payments, you can still sell and get the equity out of your home.  I am happy to discuss what your home could sell for and answer all your questions regarding the real estate market.  Contact me on my FB or IG pages or give me a call. 

Some clarification...I get my information from valid sources (Spanish Fork city, the company themselves, etc).  If I am uncertain, I will call the public relations manager at SF city.  So 100% of my information is from reliable places.  That being said, companies change their minds.  Take Walgreens on the corner of 1000 N and HWY 6.  They almost completed the building before pulling out of the project.  Be aware that sometimes things happen and what was announced doesn't come to fruition. Given the state of our economy, businesses coming to Spanish Fork may or may not happen.  I do not have any information at this time to counter what I have already announced in previous monthly posts but it is something to be aware of.  Thank you!


Spanish Fork Happenings

April 2020

When I thought of what I could possibly write about during this unprecedented time, I kept coming back to all the good there is in Spanish Fork.  The people, the community, city workers, businesses, just to name a few.  Here are some things "Happening" around town right now.

The city is in the process of turning on the Pressurized Irrigation system in the next two weeks.  Make sure your PI valve is off until it's safe to turn back on so you can avoid leaks.

A new roundabout was announced as a collaboration with the city and UDOT at the intersection of 400 N & HWY 51.  They are planning on starting this project at the end of May and hoping to be finished before school starts.  More information can be found on my Facebook page or at the city's Facebook page.

Garbage collection will not be picking up any materials outside of the container for the safety of the workers during the COVID-19 crisis. 

The library is still checking out books after a thorough cleaning and quarantine period.  You must request the books beforehand and you will be notified when they are ready.  Give them a call when you're curbside and they will check them out to you and place the books on a table outside the door.  They are also allowing a temporary account (that expires in 3 months) to be made online in order to check out digital media. 

Let's do what we can to support our Spanish Fork businesses and shop local.  Call and see if you can order and pay for items over the phone and have them brought to your car.  Most businesses are very accommodating and want to help you.

March 2020

Here are some construction updates with pictures below... The Center Street Widening project is expected to start in late May and be finished before school starts in the Fall.  The pumps at Fast Gas will be moved to accommodate this.  In addition, there will be a pedestrian tunnel under HWY 6 to prevent people from crossing the busy intersection.

7-11 is building a gas station and convenience store on Canyon Rd (300 S) and Main Street with no completion date announced.

The All Abilities Park is located on Canyon Rd near 1100 E.  It will feature over 11 acres and with zip lines, waterfalls, and many other amenities.  The completion date is scheduled for July 2020.

Key Land Title is constructing a new building on 800 N by Carl's Jr and should be completed in late Spring.

The old Vasa building has been removed and is waiting on developers to start the new buildings.  There have been so many rumors going around regarding what is being built.  Spanish Fork city is waiting on the developer to decide when they formally announce everything. (Insert rumors in comments)

The old barber shop on Main Street, next to Zion's, was just torn down and will be replaced with a two-story building for an architecture firm.

The city released some information regarding the Spanish Fork pool.  The new high school will start construction in Spring 2021 and the pool will be permanently closed by September of 2021.

Household Hazardous Waste Collection Day is Saturday, April 11th from 9am-3pm at the Provo Towne Center mall.  They collect gas, paint, light bulbs, batteries, and unused medications in addition to many more items.

The Spanish Oaks Reservoir just opened for the season with dawn to dusk hours.

The dog park has opened again after the muddy conditions have improved.  It is located at 658 E 400 S (by SF Jr High). If you are curious how much your home is worth 💰💰or have any other real estate questions, please contact me.

Spanish Fork Happenings

February 2020

Hampton Inn is taking reservations beginning February 26th. They have a free hot breakfast, fitness center, meeting rooms, and an indoor heated pool and whirlpool. Hampton Inn is located at 462 E Commerce Way near the movie theaters.

Betos will be opening in a month after a short remodel of the old Taco Time building at 641 Kirby Way.

Two buildings are under construction in the Canyon Creek development, near the Walmart shopping center. As of right now, only one tenant is confirmed. It will be an orthodontist. Both buildings will be a strip mall type of construction.

The old Vasa building is currently being taken down. The tenant wishes to remain anonymous until they are ready to announce it. When I have permission to say, I'll post about it.

Evergreen Devco bought the land on the NW corner of HWY 6 and Spanish Fork Parkway.  They develop places like Einstein Bagels, Starbucks, Sonic, just to name a few.  As the development begins construction, I’ll give updates along the way.

Beto's is coming to the old Taco Time building located at 641 Kirby Lane.  There is a banner on the front of the building.  When more information becomes available, I will post about it.

Holiday Oil is planning on building a gas station/car wash on the corner of 2550 E and HWY 6.  They will be kitty corner from the Walmart Neighborhood gas station.  According to Mountain West Commercial Real Estate, that Walmart gas station is #3 in the nation!

Hampton Inn's website has an opening date for the Spanish Fork location on March 5, 2020.  Their address is 462 E Commerce Way.

The Maverik Gas Station at 1547 S 1600 W Mapleton is under construction and will be opening soon.
